They seem great, until you have to move out. Then they treat your deposit as an additional source of income. I spent a week scrubbing my apartment to the baseboards, after all of my previous neighbors had told me how much of their deposits they lost on move-out. Since they obviously couldn't find anything wrong, they charged me $85 for DUSTING, and then added charges for things I had marked as issues when I moved in (marks in the paint job, etc.). Austin is full of slumlords, and Eyes of Texas is no exception.
Just terrible. Definition of SLUMLORD.
They should be ashamed of themselves and I honestly don't know how they sleep at night.
Horrible. Not sure where the others got that these ladies are lovely from; I sure want to meet those ladies. The ones that I've encountered with are the most rudest property managers ever. They always act as if your problem is insignificant and when they do send over maintenance, they always do a shoddy job. When you walk in the office, they act as if you're invisible for a bit before giving acknowledgement. Not worth your time and money dealing with these ladies.
Horrible Treatment, took $300 from deposit.
after me and my roommates spent the entire day cleaning the house upon move out, they charge us $300 for clean up. They took pictures of things like, the corners of the walls on the floor, which actually weren't that dirty at all, and said it was our fault. They also took pictures of things that we told them upon move in were dirty and they ignored us and charged us for it anyways, even though it says in our lease that the house needs to be left in the same condition it was in upon move in. The women we talked to said that the move in condition was irrelevant, well not legally according to our lease. I will admit that some of the blinds need replacing but everything else they told us was wrong were things we already listed as being dirty upon move in. Which means they didn't even reference our move in forms when they did the final walk through report, and they blantantly ignored our contract with them. We are all responsible tenants, never paid late, never had complaints and they still treated us like dirt.
By the way, the house was built in 1920. It is over 90 years old and they expected there to be no dirt what so ever upon move out, its insane. The price for the house was very reasonable but dealing with them made it not worth it. When we first talked to them, they were super friendly and the women we were dealing with was very nice, but as soon as we signed the lease, they didn't give a crap about us.
Also we each deposited different amounts (for pet deposits, bedroom sizes, ect) and at the end they took out the $300 for cleaning then split the rest of it evenly, with no regard to how much each of us paid. They claimed they had no record of it but we all have receipts for when we went in and paid our deposits.
AND, they tried to tell me once that I was late on my bill, but I have the tracking number for my check and it showed it had been deposited already (before the due date) and as soon as I sent her the tracking info showing it had been deposited, she pretended like nothing was wrong, and said something along the lines of, Oh yeah we just received it in the mail, thanks. Which was wrong because they had already cashed it a few days earlier.
Avoid Eyes of TExas. Avoid Eyes of Texas if you can. If you can't, document everything you can when you move in. Keep calling them for every little issue that they are supposed to fix. And, they will screw you over on your deposit when you move out. I would recommend to threaten and pursue legal action until they change their attitude towards tenants.

I'm very Thankful with the group of Eyes of Texas Properties, because they help me to maintain the house to stay in good condition, every time I ask for repair they send an expert and fix everything I ask for, and they always come soon! The people that work there are nice and very professional. They know how to maintain good residents, it's obvious tenants need to make an effort too.

Don't rent a house!. If you are thinking of renting a house from Eyes of TX, WATCH OUT! If you see HOUSEBUYERS anywhere on your lease DON"T DO IT! They are the worst "landlords". If you need a repair they will give you the run around. They will NOT reply to your emails or calls and if you get a hold of them they will give you some crazy excuse, and when they do send someone out they are rude! When we moved into the property, it was filthy! We had to clean everything before moving our stuff. They take the longest time to return your lease, and the inventory sheet which documents the poor condition of the property. I have also run into other tenants on the way to their rent drop off box. (That's right... they don't even have an office!! ) And they apparently have had the same situation. So please beware. All Eyes of Texas wants to do is rent a property to you and then send you off with the wolfs! ! !

ENJOYABLE. This has been the most enjoyable home I've lived in I love the space and the huge backyard, I hope to be here thank you for fixing my maintenance problems quickly.
