Gone down hill. the complex has gone down hill after the new owners took over. when they "Up Graded" the apartments they raised my rent almost $180. i have lived here about 5 years now. in one year my water/garbage bill went from $45 a month to $75. i went on vacation for 2 weeks and still had to pay the $75. the up keep of the building's are not that great. the stair wells have bug nest and mildew. if you have more then one car forget it unless you have a garage. rent is very high and when asked all management says is its market rates. i can move down the street (which i am going to do) in to a 3 bedroom apartment for $300 less then what i am paying for a 2 bedroom. the hot tub was broken for 7 months. the pools look dirty. $300+ a month to look at a lake is not worth it. if you want to live near a lake then move in if you dont care about looks and if you are rich. i was in the office picking up a package, when someone was asking about month to month rent and they were quoted $4,000.

avoid this place at all cost.

RIDICULOUS...... Just got my renewal after one year and they raised the rent $156 a month. I am moving out. This place is a joke. From what I'm told it used to be respectable and now they raise the rent so that you have an apartment complex full of 3-4 people sharing each unit. Nothing gets repaired, Corridors are filthy and embarrassing. You will pay $70 in water whether you use little water or not.....DON'T MOVE HERE..............

SHADY - What a RIP OFF. I have lived at EQL for two years now. There's not real advantage to living here. If you come home later in the evening (9 p.m. and on), good luck finding a parking spot. I live alone, and pay around $55-60 a month for water and trash, as it is divided among residents. The place is basically a dog park - dogs bark ALL THE TIME.

I hate moving, so for $735 for a 1/1, I've dealt with EQL's faults. But when I called them about a week ago to inquire about my renewal rate, they told me it'd jump to $899. Just today, I get my actual renewal notice on the door, and it now says $927. They like to get you by sending these out so late, so that you only have about a week before you need to put in your 60 days notice.

How can my rent go up over $2300 in a year? They claim it is because the arboretum is popular, but no more than it was last year. But good news is - if I renew my lease, I get a free water filter!

Never move here EVER. We were sold on the lake view. Other than that the whole living experience was DREADFUL. We moved in last August only to discover that in the blazing Austin heat the air-conditioner in our new "home" was BUSTED the apartment was incomplete and there was calking all over my bathroom. In the walk-in closet (where the air-conditioner was located) I noticed the celling was bulging a bit so when I reached up to touch it water came pouring out all over myself and the carpet.

When the "maintenance" team came a COUPLE OF DAYS LATER they had contracted a person to come and fix the air-conditioning they got dirt and drywall and dust all over my shoe and good clothes not even apologizing when I went to ask management what the heck was going on?!? Only putting blame on the contractors saying she had no responsibility on the matter.

On top of MANY other problems the living room never stayed cool because of the vaulted ceilings and no circulation. The pool was closed for a few days because the complex had lost there permit. The police had showed up on a few occasions never making me feel safe. And, when 3 men showed up one afternoon at my door wanting to fix my fire extinguishers I was stunned. I never knew tat we had any broken. One of the faulty one's was located in my son's room and after they fixed the one in my closet they left a gaping hole in the drywall.

I will never say any one good thing about this place, the apartments, or the management. It was awful... I couldn't wait to move out. I am so glad I am finally gone!

RENTER BEWARE!!!! STAY AWAY!!! APARTMENTS FROM HELL!!!!!. I have lived in this complex for 4 1/2 years and just recently moved into a bigger newly renovated unit that overlooks the lake. Let me just say that the view is the ONLY good thing about this place. While we were in our old apt we never had any trouble until they sold the complex a couple of years ago and fired all of the staff and started over. HUGE MISTAKE!!! The new staff or should I say temp service, do not know what they are doing. Every week there is someone new in there and the right hand does not know what the left is doing. They pretty much gave us no choice in moving into a new unit so that they could re-do ours or we were going to have to pay out the ***! So we moved, expecting a new apt ready to move into.... WRONG!!! We have been there for a little over a month now and it has just been one thing after another. I could go down a list but who has time. After bitching and bitching I finally got them to take $100 of a months rent which is NO WHERE CLOSE ENOUGH to cover the stress that we have been under since we moved. We are seriously considering breaking the lease and getting the h*** out of there as fast as we can. I advise you stay away from this place!!!
